    Very nice. We’ve been talking about using this “back-door” strategy to get our commercial real estate business up and running.

    We hae a sister business that we are just really getting up and running – Genesis East Acquisitions. We started it to acquire commercial properties, primarily multi family. It actually came along at a good time. This would be a great way to kick start our business.

    I really love the idea of all of the commercial lenders that exist to finance these deals, particularly 100% financing if the ITV is low enough. (Gold Nugget)

    I would like to dive deeper into this to see what we need to get started doing this.

    Troy- The most important point was that you were able to get 100% financing for this type of investment for commercial notes as long as it met the lender’s criteria for investment to value. It was also a big benefit to the borrower to be able to eliminate the balloon payment due and the stress involved in trying to deal with the repercussions of not being able to refinance or come up with the cash without a default.

    Thanks for sharing. I think it’s awesome how you helped the tenant extend the note, and save them from the balloon. I just curious how the bank would forgo the balloon payment.

    I own a 30,000 sq ft office building in Bloomington, IN that has a local bank IU Credit Union as our lender. Just a year ago we were about to turn the property over to our lender and after not making one mortgage payment on time they elected to modify the loan. We caught our lender as a participant of knowing the mortgage we assumed was over the value of the building from the defaulting prior owner.
    I was thinking it might be possible to pick up our current loan at a discount after seeing your video. I would like to discuss if you have the time.

    Mr. Fullwood I have been down so long it looks like Up yo me. Having said that you know thay if you would allow me to learn how I could get going in the commercial field, I belive it would be a blessing back to you , the same , as if you had given money to a Church. God has allow me to flip. A couple of propertys in the past. The market failed and I unfortunately failed with it. I am trying to rebound with a 600 fica score, not easy right now.
    I will continue to listen and learn. Also that first video has inspire me and I look forward to the next one. Thank You, Sir.

    Very useful case study Troy! You show the different ways to look at these deals with an investors keen eye. It’s really helpful to know how to restructure deals that I hope I can get a better handle on. I really like this type of opportunity and would love to get into those types of deals.

    I recently passed a 7/11 and there is a building for sale. I always wanted a 28 apartment building, not up but 1st and 2nd floors building with many apartments. Its a solution to my dreams. I like your email. I began a while back to acquire one in Pennsylvania, but half way had to stop the transaction due to unforeseen event. But, I still think I can do it for the family, a legacy sort of thing. ell me more …..

    This is an excellent strategy for a win – win situation, finding banks with theses assets to sell is another strategy.
    I would like to contact anyone that find these deals to include distress property owners. I am looking for agent for finding and referring deals to my company for acquisition and disposition.
